BUSINESS EXPANSIONS FOR THE HUDSON VALLEY REGION

Dutchess County
110 Grill
, an American cuisine restaurant that caters to guests with food allergies and intolerance, is scheduled to open in the Poughkeepsie Galleria Mall. The casual restaurant chain has more than 15 locations, in New York, New Hampshire and Massachusetts. No job numbers were announced.

Crepini, a Brooklyn-based crepe and wrap maker plans to relocate to Dutchess County, creating about 108 jobs. The specialty food manufacturer plans to move from its location at the Brooklyn Meat Market to the iPark 84 facility in East Fishkill in May 2019. Empire State Development awarded the manufacturer $2.5 million in Excelsior Jobs Program tax credits. Crepini will operate a 33,000 sq. ft. space at the former IBM East Fishkill campus.

The Hive, a partnership between MASS Design Group and R.L. Baxter Building Corporation is set to bring a fresh food market, a food hall, a craft brewery, and an apartment complex to the City of Poughkeepsie. The $10 million development project is expected to create about 60 jobs, not including construction and development work. The Hive will feature 28 apartments ranging from studios to two bedrooms at affordable price range and targeting young professionals in the city. The development received a $1.2 million grant from the regional economic development council through a Consolidated Funding Application (CFA).

Orange County
Fareri Associates
, a commercial and residential developer announced plans to build a supermarket in Goshen. The plan for the supermarket is part of the developer’s $60 million overall of Goshen Plaza. In anticipation of a speedy approval from village officials, the developer would like to replace the old pharmacy with a new CVS in the fall of 2020 and a not-yet-named supermarket would open in fall 2021. No job numbers were announced

The Botanist recently opened a new medical cannabis dispensary in the Town of Wallkill. The new medical marijuana store, located at 247 Running Road, is just one of 40 allowed across the state. The store is owned by Acreage Holdings, an integrated marijuana company that produces, grows, distributes and sells medical and recreational marijuana across 19 states. No jobs numbers were announced.

Rockland County
Ocean State Job Lot
, a Rhode Island-based discount retailer, announced plans to open a new store at the former Toys R’ Us location on Route 59 in Nanuet. Construction work on the 38,000 sq. ft. building will start soon and the new store is expected to open later this year. The store will employ an estimated 50 people. Ocean State Job Lot owns 133 stores located throughout New England, New Jersey and New York.

RK Pharma, a pharmaceutical company specializing in developing injectable and oral medicines, has recently signed a long-term lease for 83,000 sq. ft. of manufacturing space at the New York Center for Innovation campus (formerly Pfizer campus) in Pearl River. The New Delhi-based pharmaceutical company plans to create about 100 jobs, including skilled and entry-level positions for manufacturing and administrative positions. Job seekers with relevant pharmaceutical manufacturing experience can apply to hr@rkpharmainc.com. RK Pharma will join other tenants such as Pfizer, Sanofi (formerly Protein Biosciences), Profectus Biosciences, Urban Electric Power and NuBiyota at the 207-acre campus, which has nearly 2 million sq. ft. of labs, offices and industrial spaces.

Sullivan County
The Kartrite Resort & Indoor Waterpark
located next to the Resorts World Catskills casino in the Town of Thompson, is set to open in late March according to published reports. The 430,000 sq. ft. hotel will feature 324 all-suite rooms and a waterpark, the largest in New York State, stretching over two acres with 15 water slides and coasters, a wave pool, lazy river, and an indoor beach. The resort will also feature an arcade, spa and eight restaurants and bars. The facility, which was originally planned to be operated by Pocono’s Camelback Resort, will now be managed by Benchmark Global Hospitality, a Texas-based resort company. The Kartrite Resort & Indoor Waterpark is looking to hire 450 people to work in various capacities for its grand opening. The company held a series of job fairs looking to fill various positions, including accountants, line cooks, housekeeping staffs, stewards, building engineers, cooks, storeroom agents, lifeguards, security staffs, office managers, guest service managers, food and beverage managers, housekeeping managers and supervisors. The job fairs were held on December 7th and 8th at the Best Western hotel in Monticello (Sullivan County) and on January 4th and 5th at the Holiday Inn in Middletown (Orange County).

Westchester County
Goldfish Swim School
recently opened its first Westchester location in the Triangle Shopping Center in Yorktown Heights. The new 8,100 sq. ft. facility has swimming classes for all skill levels. No job numbers were announced.

MGM Resorts, closed on its $850 million purchase of Empire City Casino and Yonkers Raceway. The state Gaming Commission recently approved the transfer of the licenses for gaming and horse racing from the Rooney family (owners of Empire City) to MGM. MGM plans to seek a full-scale license for the new facility since it is now allowed to have only video-lottery terminals run by the state Lottery and no table games.

Orange Bank & Trust Co. recently opened a full-service branch in Thornwood. The new branch will be offering a range of financial services, focusing on commercial lending, cash management and trust and estate services. Orange Bank & Trust has 14 locations across Orange, Rockland, and Westchester counties. The Middletown-based bank also announced plans to close its Hawthorne branch in March 2019.

The Yonkers IDA recently approved $13.6 million in sales tax and mortgage tax relief for three real estate development projects in distressed areas of downtown Yonkers. Combined, those projects would cost about $391 million and create nearly 1,300 temporary construction jobs, while expanding the rental market with 1,000 units. Ginsburg Development Cos. has proposed two of the three projects. They include: the $200 million Ludlow Point and the $14 million 70 Pier Street development. The third project is being proposed by Rose Associates of Manhattan, a $177.3 million project at 57 Alexander Street.

The Windward School, a private school for children with dyslexia and other language-based learning disabilities, announced plans to move its Westchester County lower school to the former March of Dimes headquarters in White Plains. Plans call for Windward to renovate the 113,000 sq. ft. building to host students in grades one through five. The 3-story building sits on an 11-acre parcel on Mamaroneck Avenue. Windward has a contract to buy the property but would need the city to approve its plans to convert the building to a school. The larger building would allow the school to move its fifth-grade students from its Westchester middle school to the lower school. The new school would have a staff of about 110 and would host about 350 students between the five grades.

White Plains Hospital recently announced plans for a $15.4 million pediatric center within the hospital. The plan calls for the renovation of space on the second floor to create a 14,000 sq. ft. center that combines its pediatric services into a single unit. The pediatric center will feature eight pediatric emergency department bays, 12 pediatric beds, and a dedicated x-ray room. Construction of the new facility would be completed in phases over a 14-month period. The project will be funded through existing cash equity. The application for this project comes as White Plains Hospital is also planning to embark on a $282 million, outpatient center, featuring five stories of diagnostic and testing services space and four floors reserved as offices for doctors affiliated with White Plains Hospital and the affiliated Montefiore Health System. No job numbers were announced.

BUSINESS CONTRACTIONS FOR THE HUDSON VALLEY REGION

Dutchess County
K1 Speed
, an indoor kart racing business that occupied space at the Poughkeepsie Galleria, has recently closed. The Poughkeepsie location, the only K1 facility in New York, featured a quarter-mile indoor go-kart track and was open to adults and children at least 4 feet tall. K1 has more than 40 other locations throughout the country. No job numbers were announced.

Rockland County
Macy’s
recently announced plans to close its store at the Shops at Nanuet in early 2019. A clearance sale will begin in mid-January 2019 and run for approximately 2 to 3 months. The company filed a WARN notice with the NYS Department of Labor in anticipation of a mass layoff. According to published reports, the Nanuet store employed about 92 employees. The retailer has informed the store employees of the impending closure. Regular, non-seasonal employees who are unable to work at the company’s other locations will be eligible for severance and will receive help to look for another job. The Macy’s store, nearby at the Palisades Center Mall in West Nyack, will remain open.

Westchester County
Gymboree Group Inc.
a children’s clothing retailer, has filed for Chapter 11 bankruptcy protection for the second time in less than two years. The company will shut down all its Gymboree and Crazy 8 brands. Gymboree has several locations in the Hudson Valley, including stores in White Plains, Central Valley and West Nyack. No job numbers were announced.
